of Animals in the Lots & on Common Property; Strata Plan 57612, 26-44

Please refer
to By-law 16 (1), Keeping of Animals, which clearly states:
"Subject
to Section 49 (4), an owner or occupier of a lot must not, without the
prior written approval of the owners corporation, keep any animal (except
fish kept in a secure aquarium) on the lot or on common property."
Simple Steps
if you either want to request permission for a pet, or currentlyhave a
pet:
Step One: (for
a tenant) - permission from the owner of the apartment must be provided
(either directly, or via the Real Estate). Evidence of this will be requested
from Strata.
Step Two: If
you have a pet and do not currently have written permission from the Owners'
Corporation to keep a pet in your unit, you are required to remove your
pet immediately until approval is granted. If you have been granted approval,
please send a copy of this to the office of Strata Partners (details provided
on the website).
Step Three:
If you do not yet have a pet, written permission from the Owners' Corporation
is required prior to getting a pet (also refer to Step One if you are a
tenant). Please email Strata Partners a copy of the permission if/once
granted.
Renovations within
units
The following
information refers to any renovations you may plan to carry out within your
unit (owners). Typical examples are kitchen and bathroom refurbishments.
Prior to the commencement
of any renovations, such as kitchen or bathroom refurbishments, or alterations,
owners must seek permission from the Owners Corporation.
Details (including
plans or drawings) of intended work should be in writing and sent to the
Owners Corporation, care of this office, at least four (4) weeks ahead
of commencement of planned works. This is particularly
important in respect of any removal or alteration to internal walls
in units. Any such
structural work must be supported by a written statement from a qualified
Engineer advising whether the wall removal or alteration will affect the
structural
integrity of the building.
Details are also required of any changes or additions to existing plumbing or
cables within walls/floors/ceiling and retiling of bathrooms and balconies.
Installation
of timber or tiled flooring in any areas other than the kitchen, bathroom
and laundry will generally not be condoned due to noise considerations.
Minor repairs
and maintenance items within units such as repainting or recarpeting need
not be advised to the Owners Corporation. Owners should however be aware
that the cost of repairing any damage to common property caused
by their tradesperson will be borne by the owner. Owners should also ensure
their tradesmen carry appropriate insurance including Workers
Compensation and Public Liability cover and are licensed to carry out the
type of work
contracted.
It is often
necessary to close off water to the unit when carrying out bathroom or kitchen
refurbishments. Owners are requested to have a plumber check and test the
main water control valve into their unit before works
are commenced to ensure unit flooding doesn't occur because of an old
and
faulty control valve. This happens more often than we care to mention.

Disposal of cartons, packaging or old home commodities.

Emergency evacuation procedure
In the event of the building alarm being heard:
- walk to the closest fire door, closing your front door behind you
- enter the fire escape making sure the door closes behind you.
- walk to the exit and leave the building to a safe area.
Fire Exit Doors should be free of obstructions at all times NO ITEMS TO BE PLACED IN FRONT OF A FIRE EXIT DOOR
For your information
A fire panel in the Kippax St foyer entrance monitors the common areas and is continuously online.
Should the alarm sound off the Fire Brigade will attend to the event and reset the alarm system.
Residents should be aware smoke detectors inside their apartment are not connected to the fireboard. These run off house electricity and have a battery back up for power failures. Should the detector begin emitting a high-pitched noise then the battery needs to be replaced.

- please be aware that the detectors in all common areas are connected to the fire board therefore any airborne substance such as steam, dust including all forms of smoke will set the alarm off and the fire brigade will have to attend.
- should you have an incident, do not open the unit door to evacuate air in to the hallway as this will trigger the alarm.
– open your balcony or window to clear your apartment.
Should the brigade find evidence other than fire then charges of $250-00 will apply

Getting to know your apartment
Intercom
- request access by pressing the required apartment number on the front intercom, then the bell. When answered, resident gives access by pressing the switch on the intercom inside the apartment
Electricity
- every apartment has an electrical fuse box in the kitchen cupboards
Hot water
- hot water supply to each unit runs through a meter to measure the volume of heated water used. When occupancy begins, you must contact your gas supplier to register for new accounts.
Garbage/Recycling
- specific paper/glass/plastic and garbage bins are situated in the garbage room on the basement car park level behind the lift, which exits on Sophia St
Mail
- the mail boxes are located out the front of the building on Kippax St.

Access
Electronic System-E tag access
Additional E Tag Keys:
- The amount of $100-00 to be sent to the Strata Manager accompanied with the completed Access Key Application form (click on the link to download form). When payment has been received, Strata Partners will issue an order to [wcm] who will deliver your keys. If you are paying a deposit then retain the receipt, in order to receive a refund you must return the key to [wcm] and produce the receipt to the strata manager.
- a hard key which opens the main entrance and fire doors is also available through the same process as above.
General Information
- no smoking inside common areas
- all building maintenance/cleaning issues should be reported to [wcm] immediately
Washing
- by-laws restrict any washing being placed or hung outside your apartment. Your co-operation is appreciated
