- residents are responsible for the behaviour of their guests. Please ensure your visitors do not cause damage, or make themselves a nuisance through making excessive noise. Children must be supervised by a responsible adult at all times, in the common areas of the building.
- noise transmission between flats can be a problem in this building, as in most strata buildings. The bylaw against making any noise that disturbs other residents applies at all times, 24/7, not only late at night. It applies to all sorts of noise, including music, power tools, loud conversations on balconies, and noise transmitted through wooden floors to flats underneath . Don't assume that your noise levels are OK because no-one has complained. Be aware of noise, and considerate to others. Our noise policy is on the noticeboards.

A Guide to moving in/out of your apartment

- this is the only lift available for moving and it is advisable to book 7 days in advance.
- Monday to Friday: 9-00am-3-30pm
- A refundable key deposit of $450-00 is required for exclusive lift access
- moving vehicles to park and load from the foyer entrance on Lacey St
Disposal of cartons, packaging or old home commodities.
- cardboard cartons [flattened] to be left in the garbage room accessed on Lacey St.
- it is the responsibility of the resident to dispose of any unwanted furniture or white goods

Emergency evacuation procedure
- in the event of the building alarm being heard
- walk to the closest fire door, closing your front door behind you
- enter the fire escape making sure the door closes behind you.
- walk to the exit and leave the building to a safe area.
Fire Exit Doors Should be free of obstructions at all times NO ITEMS SHOULD BE PLACED IN FRONT OF A FIRE EXIT DOOR

- a fire panel in the Cooper St entrance monitors the common areas
Should the alarm go off the Fire Brigade will automatically attend to the event and reset the alarm system
- residents should be aware there are smoke detectors inside their apartment, which are not connected to the fire board. These run off house electricity and have a battery back up for power failures. This detector only services your apartment. Should the detector begin emitting a high-pitched noise then the battery needs to be replaced. Call [wcm]
Please be aware that all detectors can be set off with any airborne substance such as steam, dust as well as all forms of smoke. Should you have an incident do not open the unit door to evacuate air in to the hallway as this will trigger the alarm. Open your balcony door to clear apartment. Should the brigade attend a common area alarm and find anything other than fire then charges of $500-00 will apply

Getting to know your apartment
Security
- Please take care to ensure your unit is secure, by keeping the door and balcony doors locked whenever they are not in use. Security bolts of the balcony doors, and a good quality deadlock on the front door of your flat, are recommended. Don't leave doors unlocked when you go out.
If you would like to install a security grille door, you'll need approval from the Executive Committee, so contact the Secretary. The Committee will want to approve your selection of door, so don't commit to one before you have received approval.
Security is also an issue for the entry doors to the building. We have had robberies in the building, of flats and from cars and other property. Don't allow anyone to follow you in unless you are certain they are a legitimate resident. Everyone else should either have a key or be buzzed in from the intercom. Don't leave the entry doors propped open under any circumstances.
Intercom
Access
- request access by pressing the required apartment number on the front intercom, then the bell. When answered, resident gives access by pressing the switch on the intercom inside the apartment
Electricity
- every apartment has an electrical fuse box in the kitchen cupboards
Hot water
- hot water supply to each unit runs through a meter to measure the volume of heated water used. When occupancy begins, you must contact your gas supplier to register for new accounts.
Garbage/Recycling
- specific paper/glass/plastic bins are situated in the garbage room on Lacey St

- the mail boxes are located on the mezzanine area in the Lacey St foyer.

The amount of $88-00 including gst[non refundable] to be sent to the Strata Manager accompanied with the completed Access Key Application form (click on the link to download form). When payment has been received, Whelan Property Group will issue an order to [wcm] to release your keys.
- If you have lost a key you must supply the code numbers inscribed on your existing keys to the strata manager to enable us to recognise and delete the lost key.
